This main river location provides the perfect setting for relaxing and watching the world go by in boats.

Riverside Lodge sits in an enviable position on the banks of the main River Bure in Horning on the Norfolk Broads. Looking upstream, to the right, are stunning views of traditional properties on a large sweeping corner of the river. To your left the river disappears into the distance downstream. The far side river bank is overgrown with beautiful trees providing a natural habitat for many birds and small animals. Many different types of watercraft can be seen passing here. Expect to see beautifully preserved wooden yachts meandering past, the occasional traditional broads wherry, and motor boats taking a Sunday style cruise.

Inside this discreetly wheelchair accessible holiday home, you will find a living area with comfortable armchairs behind large panes of glass overlooking the lawn and impressive views of the river in all directions.

This attached (middle of three) holiday cottage shares a 23m (75ft) lawn area with an adjoining property on either side using markers on the lawn indicating a soft boundary that you and your neighbours are expected to observe. A hard standing area is positioned at the water's edge for fishing activities. An inlet from the river is located far to the right with limited space providing a small day-boat mooring (advance permission required). Here you will also find a larger boat moored - owned by the retired owner of this business, who is seen occasionally, and may also briefly socialise with you in passing. A site manager, for this and five neighbouring holiday cottages, is in regular attendance nearby should you need to make a maintenance request or information about the locality.

Pets

Regrettably we cannot accept pets under any circumstances. Our outdoor grounds open plan format prevents the necessary segregation from neighbouring properties and so requests for exceptions are always denied.

Accessible Features

Single level interior, one ramp (gradient 1:12) at the front of the property, wide doorways, 2 x wet-room (step-free) shower with support bars and toilet (one ensuite to the double bedroom), one twin bedroom features more space between beds than others.

You may not like; the only parking for three cars is 30m distance away via a pot-holed and rough surface tarmac road; the double room provides less space and access around the bed to the shower room than might be desirable; also, the second toilet/shower room has very limited space to move into the shower, passing the toilet, causing difficulties for people unable to walk (see pictures, videos and Accessibility Guide); disposal of clinical waste will be charged at cost; beds cannot be moved and profile beds are not possible; terms of hire require disabled guests to be attended to by a physically fit person at all times for their safety.

Loan Equipment (free): Disability Wheelchairs, Bed Block Risers, Shower Chairs, Commode Chairs, Commodes, Raised Toilet Seats, Toilet Frames, and Zimmer Frames (pre-booking advisable due to limited availability).

Smoke/Heat detectors are present in every room and interlinked for alarm. Gas is not supplied to the property.

Takeover time is 4pm on the date on which your Booking will begin and departure time is 9:30am on the date on which your Booking will end.

Safety Notices - Riverside Lodge

We want you to be safe while staying with us. Please consider the following points carefully and communicate them to everyone in your party.

Be aware of uneven ground with many potential slip and trip hazards. All areas of our grounds, the quayside, and the road suffer from land shrinkage and subsidence. Wooden walkways can be slippery, especially when wet.

There is deep water adjacent to the property with a risk of drowning. Wearing buoyancy aids is highly recommended when you are close to the river. All sizes are available on request and some are already provided in your holiday home. Make yourself aware of life-ring and escape ladder locations.

Infection/Disease from river water. If you come into contact with river water or wet ground, there is a small risk of catching Leptospirosis (Weil's disease) or suffering exposure to Cyanobacteria (blue-green algae). See the detailed description of symptoms in your property manual and online.

Small children and windows. Bedroom windows are accessible by small children, carrying the risk of a fall from height and unattended access to the river. Window locks are available on advance request.
